Landlord Registration Form
Any property owner (see third paragraph) renting to tenants must register annually with the Borough of Metuchen. As per Fire Prevention Ordinance 2011-3, Section 93-7 annual registrations must occur by June 1st of each year. A late fee penalty shall be assessed in the amount of $10.00 per unit multiplied by the number of months the registration is overdue.
When a change of tenant occurs an “ Application and Certification in lieu of Inspection for Certificate of Smoke Detector and Carbon Monoxide Alarm and Fire Extinguisher Compliance ” or CSDCMAC Form must be completed as per Fire Prevention Ordinance Section 93-13 C. The owner must also re-register and pay the annual registration fee as per Fire Prevention Ordinance Section 93-12.
One & two family, owner occupied homes do not fall into the above category but when a structure is sold, leased or otherwise made subject to a change of occupancy the “ Application and Certification in lieu of Inspection for Certificate of Smoke Detector and Carbon Monoxide Alarm and Fire Extinguisher Compliance ” or CSDCMAC Form must be completed as per Fire Prevention Ordinance Section 93-13 C.
Important – Failure to register rental properties leaves landlords “unprotected” by NJ Statutes concerning Landlord/Tennant Disputes. Any disagreements involving unregistered rental properties may pose a considerable legal challenge to property owners.
Non-Life Hazard Use Registration Form for Businesses
The Fire Prevention Bureau is responsible for conducting fire safety and code compliance inspections of commercial properties, schools, public buildings and multiple occupancy residential rental properties in accordance with New Jersey State Fire Safety Code.
All businesses must register annually with the Fire Prevention Bureau. As per Fire Prevention Ordinance Section 93-7 annual registrations must occur by June 1st of each year. A late fee penalty shall be assessed in the amount of $10.00 per unit multiplied by the number of months the registration is overdue.
Application and Certification in lieu of Inspection for Certificate of Smoke Detector and Carbon Monoxide Alarm and Fire Extinguisher Compliance or CSDCMAC Form
This form is required as certification that required Smoke Detectors, Carbon Monoxide Detectors and Fire Extinguishers are present as required for any change of occupancy. Directions and descriptions of devices and placement are included.
This form is required anytime a residential rental occupancy changes tenant or when any residential property is sold. The form must be notarized to assure compliance. A fee schedule is included.
